Storyteller: I sold this property to the Seller years ago. Subsequently, the Seller married and moved out of state. They lived out of state the whole time. I managed this listing entirely myself. He allowed a person to occupy the property, who was supposed to ‘improve’ the property in exchange for living at the property for free. This arrangement is never a wise move. You should always have a written agreement or lease. The Seller’s decided to buy a home and wanted to sell this property and use the equity for their new home purchase. The ‘tenant’ or squatter was not being cooperative with the listing / sale of the property because, for at least one reason, it would make him homeless. The Seller’s, thru negotiations, were forced to hire an attorney to begin the eviction process that took six months to accomplish. Nervously, I met the Boulder County Sheriff’s Department Eviction Squad at the property, to take possession of the property on behalf of the owners. Once we accomplished this I was finally able to list and market the property for sale. Under contract twice and failed, the third time was the charm! The property is on a water well and septic system, where I could document the well but not the septic. This presented especially difficult to learn Boulder County’s requirements for both the Water well and septic system. What an education! About a year after contacting me to sell the property I was successful for the Sellers.
